Rental guests agree to abide by this resort-wide agreement. The highlighted points below pertain to guests.
THIRD PARTY RENTAL AGREEMENT FOR OLDE BEAU RESORT AND GOLF CLUB
The Goal: To maintain property rights and to maintain safety and quiet enjoyment of the Olde Beau community.
Short term rentals of any property within Olde Beau Resort and Golf Club (31 days or less) shall only be allowed in compliance with the following regulations:
Controls within Olde Beau Resort and Golf Club to accomplish the goal:
- Owners who wish to rent their Olde Beau property to short term (31 days or less) renters must register with Olde Beau Resort and Golf Club (general manager Tommy Maines) a minimum of 14 days prior to the first rental. The registration must include the maximum number of guests allowed/rental. Maximum occupancy for short term rentals must be no more than two adults per bedroom. There is no limit on the number of children ten years or younger.
- Owners must comply with State and Local health and safety ordinances.
- Owners who wish to rent their property must secure and maintain a contract with a professional Property Manager to manage their property when rented. The property manager will act as a point of contact and provide around-the-clock contact information to guests, Olde Beau Resort and Golf Club, the Olde Beau Owners’ Association and property neighbors. This information must include a “primary” and a “back-up” contact. Olde Beau Resort and Golf Club will require a $50.00 fee to maintain these registrations. The professional property manager must sign this document as acknowledgement both of receipt of this document and willingness to abide by all the provisions contained herein. Renters must also sign this document upon arrival on the property. These signed documents will be kept on file in the Olde Beau Resort and Golf Club office.
- At the time of registration of the first rental owners who want to rent their property must provide to Olde Beau Resort and Golf Club the name of their management company along with company information for approval by Olde Beau Resort and Golf Club. The management company’s representative must be within one hour’s drive of Olde Beau Resort and Golf Club. If at any time the property owner wishes to change management companies, the owner must submit that new management company information to Olde Beau Resort and Golf Club for approval 14 days prior to the first rental with the new management company.
- Neighbors of a rental property will be given the name and phone number of the management company contact person and of the back-up contact person.
- Use of Olde Beau Resort and Golf Club amenities by renters are subject to the rules and regulations specified by the Olde Beau Owners’ Association and the Olde Beau Resort and Golf Club.
- Owners and renters are responsible for invited guests and these guests must adhere to the rules and regulations specified in the rental agreement.
- The management company or its designee must meet the renters. At that time, renters will be given an information packet which includes renters’ expectations while on the Olde Beau Resort and Golf Club property.
- Olde Beau Resort and Golf Club will not provide any management services unless the owner’s property is within the Olde Beau Resort and Golf Club rental program.
- All guests must park in the designated parking space for the unit. No parking on lawns, on the street or blocking driveways. Parking cannot occur on any landscaped, cultivated or common areas of the Olde Beau Resort and Golf Club community.
- Recreational vehicles such as campers, RVs, boats, trailers, etc. may not be parked at any rental property outside the motor coach communities.
- Open wood flames such as fire pits, campfires, fireworks, etc. are not permitted on the property.
- Renters are responsible for behavior of any pets. Dogs must remain on a leash at all times when they are outside the rental home. Renters are required to remove and properly dispose of dog waste.
- “Quiet time” will be from 11:00pm to 7:00am. No noise or music should be heard from outside your rental.
- Property owners who wish to rent a room in their home may do so without a management company as long as the property owner is in residence during the occupancy of the renter.
- Olde Beau Resort and Golf Club will continue to provide access to renters the Olde Beau Resort and Golf Club amenities, facilities and services at the applicable fees and are and subject to the guidelines and regulations of Olde Beau Resort and Golf Club.
- Individual neighborhood HOA covenants may be more restrictive than the general OBOA covenants.
- The Olde Beau Resort and Golf Club rental office will adhere to all the above requirements.

Violations of the Olde Beau Resort and Golf Club Third Party Rental Agreement by property owners, their tenants or guests, or their management company may terminate their ability to participate in the rental program.
